2. Pre-installation Preparation Checklist

Never install tile over dynamic or uneven surfaces. Complete these three preparation checkouts before opening thinset mortar bags.

Snap chalk lines connecting midpoint walls. Shift reference lines to avoid sliver cuts at opposing margins.

Pre-cutting Perimeter

Measure and pre-cut edge tiles before mixing mortar to keep pace within the thinset open-time limit.

Verifying 95% Coverage

Objective: Void Elimination

Wet areas (showers, outdoor decks) require 95% mortar coverage. Back-butter every single tile to achieve collapse.

Managing Expansion Joints

Objective: Stress Relief

Incorporate flexible silicone sealant joints at all changes of plane (floor-to-wall joints) and every 20-25 feet.

4. Grouting & Sealing Checkpoints

Wait for thinset moisture to clear completely before locking tiles in. Wash tiles carefully to avoid grout haze and preserve color pigments.

Grout Pre-wash & Clean

  • Vacuum out all loose dust, plaster chips, and dried thinset from joints
  • Ensure tile spacers are completely removed before troweling grout
  • Wring grout sponge until damp, never wet, to avoid washing out color pigments
  • Use two water buckets: one for initial wash, one for final wipe
  • Use microfiber cloth to clean dried grout haze within 2–4 hours

Curing & Sealer Application

  • Protect fresh grout lines from foot traffic for at least 24 hours
  • Maintain indoor temperature above 50°F during grout setting
  • Wait 72 hours for grout to cure fully before applying silicone sealers
  • Apply sealer to porous natural stones before grouting to prevent staining
  • Re-seal cementitious grout lines annually to maintain water resistance

5. Quality Control Checklist

Audit your project work. Perform this checklist inspection before cleaning up tools and signing off on the tile installation.

Joint Width Consistency

Use a calliper or matching spacing keys to verify grout width. Shifted tiles must be re-spaced before mortar cures.

Surface Levelness

Verify that tiles are level and uniform. Tap down high edges using a rubber mallet and wooden block.

Spacers Removed

Walk the floor and pull out any embedded spacers. Spacers must never be buried in the grout.

What do I need to check before buying tile?

Before purchasing, check three details: calculate total area and add 10–15% waste margin, confirm that all boxes share the exact same dye-lot or shade batch number, and inspect the carton labeling for caliber ratings to ensure consistent sizing.

How do I verify my floor is flat enough for large tile?

Place a 10-foot straightedge or long level flat on the subfloor. Try to slide a 1/8-inch wood shim under the edge. If the shim fits under valleys or if the level rocks over humps, the subfloor needs grinding or leveling compound.

When can I remove tile spacers?

Remove tile spacers as soon as the thinset has firmed up enough that the tiles will not shift, typically 2 to 4 hours after setting. Spacers must be removed before the mortar cures fully; never grout over spacers left in joints.

How long should I wait after tiling before walking on the floor?

Wait at least 24 hours before walking on freshly set tiles or applying grout. If you walk on the tiles too early, you risk breaking the wet adhesive bond, causing tiles to become loose or uneven.
