3. Substrate Flatness & Leveling

Large format tiles are rigid. They cannot twist to accommodate floor dips. If the substrate is wavy, tile corners will stick up, causing lippage.

Flatness Guidelines

  • Floor variation must be less than 1/8" over a 10-foot span
  • If variation exceeds limits, self-leveling compound must be poured
  • Concrete subfloors require high spots ground down with diamond discs
  • Wood subfloors require reinforcing overlays (plywood or cement boards)

Leveling Clip Mechanics

  • Leveling clips align tile edges dynamically while the mortar cures
  • They pull high corners down and lock adjacent tiles into alignment
  • Clips are essential for LFT (cannot level by hand alone)
  • Clips do NOT fix structural deflection; they only flatten joints

What is considered a 'large-format' tile?

By industry standards, any tile with at least one edge longer than 15 inches is classified as a large-format tile (LFT). Common examples include 12x24, 18x18, and 24x24 tiles.

Why is a 50% brick pattern offset not recommended for LFT?

Tensions during firing cause large tiles to warp slightly, making them highest in the center and lowest at the corners. Setting them in a 50% brick pattern aligns the high center of one tile with the low corners of adjacent tiles, creating obvious lippage (corners sticking up).

What is back-buttering and why is it mandatory for LFT?

Back-buttering involves spreading a thin, flat layer of thinset mortar onto the back of the tile before setting it in the troweled mortar bed. This ensures maximum contact (95% coverage in wet areas) and prevents hollow spots under the tile.

Do I need to use self-leveling compound for LFT?

Yes, in most floor projects. Standard tile can adjust to floor dips within the grout joint. However, large format tiles are rigid; if the floor dips by more than 1/8 inch over 10 feet, the tile will crack or pop unless self-leveling compound is poured first.
